The truth nobody leads with

True downsizing is mostly a myth now.

Most people assume the plan is simple. Sell the big house, downsize to a smaller ranch or condo, and pay cash. In Central Ohio, that math worked 15 years ago, but now it is broken. The smaller ranch or condo costs nearly as much as the home they are selling, sometimes more. They want what every downsizer wants: low maintenance, neighborhood amenities, walkability, and to stay near their kids and grandkids. In Central Ohio, that means premium corridors like Dublin, Powell, Plain City, and Jerome Village. The median home price in Dublin has climbed to between $560,000 and $640,000. And it gets harder: the newer, low-maintenance homes in active 55 plus lifestyle communities carry a premium, with building or buying in these neighborhoods easily starting in the $500,000s to $650,000s. The math that worked for our parents does not add up anymore.

That is not your fault, and it is not the end of the story. There are tools that close that gap, and almost no one tells you they exist. I do, before you have to ask.

Why I do this

It got personal.

This past winter I connected my own mom and mother-in-law with my estate planning attorney, just to help get their affairs in order. Both of them had a long-term-care gap nobody had ever pointed out, and a tool existed that could close it. They were blown away.
